You’ll have full access to the property calendar, allowing you to see all reservations and easily block off time to enjoy your property at your convenience. Seasonal Tenant FAQs

Welcome to Southwest Florida and your vacation rental property. Here are some of the things you need to know before you arrive and while you’re here.

How do I Reserve a Rental?

You can either make a reservation directly on this website by choosing the property you would like, enter the dates of stay, and click “continue booking.” Or you can call (239) 949-0404 and we will be glad to help you complete your reservation over the phone.

What are the Rental Requirements?

Renters must be 25 years of age or older to make a reservation. We require a photo ID or a valid passport, a signed rental agreement and a 30% deposit paid at the time of booking. The final balance is due 90 days prior to arrival. We accept Visa, MasterCard, or Discover as well as personal check or echeck.

Am I required to complete an HOA Application?

If you are renting a property within a community, you will most likely be required to complete an application and pay any application and transfer fees related to renting within that community. We will advise you of that procedure and the related fees. Please note that you may be required to provide your social security number with an HOA application.

What is your cancellation policy?

All cancellation requests must be in writing. If a cancellation is necessary, a refund of any prepaid monies will be refunded to the tenant within 60 days AFTER securing another reservation for the entire time of the cancelled reservation. All cancellations are subject to a 15% administrative fee (minimum $250) of all prepaid monies plus any rent differential and any applicable rental commissions. If the property is not re-rented for the entire time frame of the cancelled reservation, all prepaid monies will be 100% forfeited. No refunds will be given for inclement weather, road or airport closings, late arrivals or early departures.

What is provided in each home?

All homes are privately owned and reflect the individual owner’s personal taste. All homes are fully equipped with basic items such as kitchenware, TV, Wi-Fi, towels and linens. We provide a starter supply of consumables such toilet paper, paper towels, dish soap and laundry detergent.

What time is check-in/check-out?

Check-in is at 3 PM on your arrival date. Check-out is 10 AM on your departure date.

Can I bring my pet with me?

Some homes allow pets, please let us know if you plan to bring your pet as an additional deposit and/or fee will apply. NO PETS are permitted in a rental unit without prior written permission from Realty Group and/or Landlord.

What if I have an emergency after hours?

Our staff understands you may run into a problem after our office hours of Monday – Friday 9:00 AM – 5:00 PM. We offer 24/7 emergency service to our guests.
